Job Description
ABOUT THE ROLE:
The Assistant Property Leasing Manager will be responsible for all Cloud Kitchen, Central Kitchen and Shopping Mall leasing functions of property of the Company. We are looking for suitable candidate that is highly-driven, dynamic and committed professionals to support our business growth.

• Property Manager

DUTIES AND RESPONSIBILITIES:
• Developing and planning of leasing strategies for Cloud Kitchen, Central Kitchen, Shopping Mall and other classes of property of the Company.
• Involve in sourcing, evaluating and securing new tenants for properties of the Company.
• Negotiate and monitor terms of lease and ensure no outstanding rental.
• Responsible for all tenancy management activities for the Company.
• Ensure proper leasing documentation is in place and timely submission to relevant parties
• Ensure compliance with local authorities and building standards and requirements
• Conduct periodic inspections of all properties own by the Company
• Planning and execution of all M&E periodic preventive maintenance, repair and replacement programmes
• Putting in place a safety plan for the Property.
• Ensuring that all statutory requirements are complied with.
• Overseeing calling of quotations as well as evaluating the quotations and recommendation for acceptance.
• Providing leadership and training to continually improve the Facility Management service delivery.
• Performance monitoring of the operation staff and the sub-contractors.
• Resolution of issues between the Company and the tenants.
• Co-ordinate and implementation of tenants’ survey to be conducted annually (if any).
• Identify CAPEX works, co-ordinate and plan yearly CAPEX and OPEX budget in collaboration with Finance and Management Team.
• Prepare month property management report by compilation and review tenancy management activities. Responsible for accuracy, progress and update of the reports.
• Plan for monthly/quarterly/yearly periodic inspection and ensure staff carries out inspection as per schedule.
• Provide Facilities Management services. This includes preventative maintenance, pest control, horticulture, security management.
• Oversee and manage term contractors, vendors and suppliers, and ensure works are carried in accordance with contract specifications
• Investigate check and analyze reported breakdowns and faults
• Supervise upgrading projects

JOB REQUIREMENTS:
• Minimum Diploma/Degree in Environmental / Building / Real Estate / Estate Management / Engineering or equivalent with end-to-end leasing of retail, commercial properties and facility management experience or equivalent work experience.
• Minimum 3 years’ hands-on experience in in commercial / retail property and facility management
• Working experience in Food & Beverage will be advantage
• Finance & accounting knowledge to interpret financial reports
• Meticulous and has problem-solving skills to deliver results and meeting KPIs.
• PC literate with knowledge in MS Office, Microsoft Navision and ERP systems relating to Procurement would be advantageous.
• Possess effective management skills
• Possess the capability to lead, motivate and manage subordinates
• Decisive and committed, able to work under pressure.

• 5 days work week
• Monday to Friday : 8:30 am to 6:00 pm
